RE: RG09... Apa yang perlu kita tahu mengenai Lawyer Fees utk membeli rumah baru?

 

Salam group…

 

Sya pun ade masalah dlm pembelian rumah dan confiuse ngn legal fees yg dikenakan..

 

Sya beli umah atas orang..owner letak RM90K..tp loan sya hanya approve RM69K..(mksudnya sya kena tmbah lg duit sndiri)

 

Reason pihak bank x bg loan 95% coz bukan umah (umah dr developer) hanya bg loan 75% shaja..walhal ini adalah umah pertama sya..

 

Masalah yg kedua pula adalah berkaitan ngn legal fees..almost RM6 ribu lebih sya kena bayar to lawyer…its it true?..

 

adakah smua fees yg dikena kan oleh lawyer standard fees nye?....

 

mohon bantu sya dlm hal ini..

Loan RM 247,000.00

 

(A)

Legal fees :

1st RM150,000.00 (fee yg dikenakan 1%)

RM150,000.00 X 1% = RM1,500.00

for the next RM850,000.00 (fee yg dikenakan 0.7%)

(dari 150k - 1 mil)

RM 97,000.00 X 0.7% = RM 679.00

Jumlah RM 1,500.00 + RM 679.00 = RM 2,179.00

 

(B)

Lain - lain transaksi (Jika ada)

 

1. Discharge RM300.00

2. Deed of Receipt & Reassignment RM400

3. Application of consent RM300

4. Entry & withdrawal of caviat RM 350

 

Jumlah RM1350

 

(c)

Stamp Duty ( untuk sale & Purchase agreement )

1st RM100,000.00 (1%) = RM1,000

Next RM400,000.00 (2%)

RM 147,000.00 X 2% = RM2,940.00

jumlah RM3,940.00

Total A, B, C

RM2,179.00 + RM1,350.00 + RM2,940.00 = RM6,469.00

 

 

Jumlah di atas adalah jumlah secara kasar & tidak termasuk lain - lain charge yg dikenakan oleh firma guaman tersebut.

Aku cadangkan kau cari rumah yg pamaju dah bagi free siap-siap. atau pun pemaju dah siapkan lawyer dia. tak payah pening kepala cari lawyer sendiri.

Saya nak bertanyakan mengenai lawyer fees utk membeli rumah baru..

Ada satu firma peguam ni bg quotation. Sekali kena RM12K daaa...gulppp..

Harga umah rm260k (mark-up harga kat bank)..loan jd rm247k (90% + 5%)..

 

Pemaju kata leh dpt diskaun 50% duty stamp, n bank plak bg offer 20% discount lagi utk duty stamp..

Tgk dlm quot mcm2 duty stamp ada..yg mana satu dpt diskaun?

Apa lagi yg perlu kita tahu mengenai lawyer fees ni???maklum la budak baru belajar...byk yg xtau..

 

Di harap para otai2 yg pakar dlm membeli rumah dan yg pernah membeli rumah dpt memberi sedikit info supaya lebih alert dan hati2 dlm urusan pembelian umah ni supaya tdk tertipu dan membazirkan wang pd

tpt yg x sepatutnya...
